REYNOSA, Texas - Economic development leaders in the Rio Grande Valley have been voicing concerns over the past year about a lack of manufacturing space in the region.
McAllen EDC President Keith Patridge’s famous phrase is, “We’re selling out of an empty basket.”
Paul Douglass, a developer with Select Real Estate Services, says he can help. Douglass told the Rio Grande Guardian International News Service about a unique industrial space opportunity for sub-lease in Reynosa.
The 274,000 square foot property is Building 4, located within the Villa Florida Industrial Park. Douglass says it is of above market standard quality.
“This property is excellent prime industrial space. It has extra insulation above market standard and has never been occupied,” Douglass said.
“This building offers what could be considered an immediately available "plug and play” space, of approximately 274,000 SF, which includes attractive energy efficiency specifications that would be advantageous for any manufacturing operation that requires HVAC and/or a more sensitive Climate Controlled environment,” Douglass explained.
“Also, considering the need for good labor availability, this location is very well located in the Reynosa, Tamaulipas market. Our thoughts are that everyone in our Rio Grande Valley, South Texas and northeast Mexico extended community will benefit by letting any prospective manufacturer or logistics user know that this space is available in Reynosa.”

Douglass says the property compares favorably with anything in Monterrey, Saltillo, or San Luis Potosí.
“It is not often that this type of beautiful industrial space is already built-out and ready for occupancy. Hopefully this will give Reynosa an advantage over other competing markets,” Douglass added.
