This week, I celebrate a milestone birthday. The occasion has prompted me to reflect on a career spent at the intersection of planning, economic development, public service, and commercial real estate—and to consider how I can continue giving back to the communities I have been honored to serve.
As I look back on more than 53 years of professional experience, I find myself asking a simple question: How can the lessons learned over a lifetime continue to benefit future generations?
That question inspired the creation of "Transforming Land into Opportunities," a presentation series that demonstrates my approach to evaluating land and real estate assets by looking beyond existing conditions to envision what is possible.
Drawing upon decades of experience in planning, development, economic growth, and commercial real estate—and enhanced by emerging AI-powered visualization tools—I demonstrate how landowners, developers, investors, and public officials can better understand a property's potential and identify opportunities that may not be immediately apparent.
The purpose of this series is to stimulate creative thinking, encourage informed decision-making, and illustrate how vision, infrastructure, market realities, and thoughtful planning can work together to unlock opportunities.
Throughout my career, I have learned that successful communities are built by people who can see possibilities where others see limitations. My hope is that these presentations will provide valuable insights, inspire meaningful conversations, and encourage a broader discussion about the future of communities throughout South Texas and beyond.
